Trojan Storage has received approval to construct a mixed-use facility in Sylmar. The project will include a self-storage facility paired with residential apartments, offices, and art studios. This development, led by Bret Henry of El Segundo, will span 193,000 square feet at 13260 West Maclay Street.

The approved plans involve demolishing an existing 22-unit apartment complex to make way for the new development. The project, which was initially filed in 2021, will feature a 163,000-square-foot storage facility composed of two buildings. The ground floor will house offices and art studios at the intersection of Maclay and Bromont Avenue.
The residential component will consist of a 25-unit apartment complex with one- and two-bedroom units. Renderings show a white, three-story building with a red roof, gray exterior balconies, and turquoise accents. The building will also include a lobby, recreation room, and artist studios centered around a courtyard.
Designed by Jordan Architects from San Clemente, the project will wrap the apartments around a four-story storage building and a three-story mixed-use building containing both storage and apartments. The development will provide parking for 78 cars through parking lots and ground-floor garages. The aim is to blend the storage facility with a residential community setting in the northeast San Fernando Valley.
This Sylmar project marks Trojan Storage's first attempt at combining storage and residential spaces in Los Angeles, with more similar projects planned. The developer is set to build nine townhomes to disguise a 220,000-square-foot storage facility at 7528 North Bellaire Avenue in Sun Valley. This approach reflects a broader trend of integrating housing into retail developments.
Other developers are also embracing this trend. TADG Real Estate Group proposes a 12-story apartment building above a Mercedes-Benz showroom in Encino. Magnum Real Estate Group plans to construct a six-story building with a Costco store and 800 apartments in Baldwin Hills.
