A South Florida-based developer is seeking approval for Trinity Sierra Bay, an age-restricted housing development in Miami’s Goulds neighborhood.

Development Details
Trinity Sierra Bay would consist of two buildings, one five stories and the other seven stories above grade. It would offer a total of 234 apartments, ranging from 600 to 800 square feet, with one-bedroom and two-bedroom floorplans. Communal amenities would include a ground-floor fitness center and clubroom. The architectural design is handled by Burgos Lanza & Associates.
Development Process
Trinity Housing Partners, through its affiliate Trinity Sierra Bay Apartments, has filed a pre-application with the city. In their submission, they emphasized the project as more than just physical structures but as a unique housing opportunity for Florida's aging population.
Approval and Residency
Developers are not seeking approval under the new Live Local Act, suggesting these units will likely be at-rate apartments. Residency is reserved for seniors aged 62 and older.
Acquisition and Timeline
The developer purchased the vacant 5.64-acre build site for $3.48 million in 2021. Construction is anticipated to commence later this year or early next year, with completion expected by 2026.
Location
Trinity Sierra Bay's seven-story building is planned for 11770 Southwest 214th Street, Miami, FL, 33177, in Miami-Dade County. The five-story building will be located in the same city and zip code, with its official address listed as 11825 S.W. 216th St.
