A new era in scientific research is dawning on Manhattan's Upper East Side as Iron Horse Labs, an innovative eight-story life sciences facility, undergoes a remarkable transformation at 309 East 94th Street. Designed by Perkins + Will and developed by Elevate Research Properties, a subsidiary of Taconic Partners, Nuveen Real Estate, and Flatiron Equities, this 200,000-square-foot project promises to be a game-changer for the neighborhood.

A Vision in Progress

The construction site hums with activity as Iron Horse Labs takes on its new identity. Steel pilings have been strategically placed for the expansion, marking a significant step in this transformation journey. While the original building retains its warm-colored surface and iconic red bricks, it eagerly awaits the modern enhancements that are coming its way.

Historical Homage 

The facility's name, Iron Horse Labs, pays tribute to the legendary Lou Gehrig, a New York Yankees icon born at this very address in 1903. Oversight of the project lies with 309 East 94th Street Property Owner LLC, and the capable hands of JRM Construction Management serve as the general contractor. Situated on a spacious interior lot between First and Second Avenues, Iron Horse Labs is poised to make its mark.

Iron Horse Labs is strategically located with easy access to the Q train at the 96th Street station on Second Avenue. This accessibility ensures that the facility will be a central hub for professionals and researchers in the life sciences field.

A Glimpse of Tomorrow

The project's rendering offers a tantalizing preview of 309 East 94th Street's future facade. A sleek metallic gray paneling system, floor-to-ceiling windows, and outdoor terrace spaces on the setback create a vision of what's to come. The easternmost end of the roof parapet will house a significant mechanical bulkhead. Inside, double-height research and laboratory spaces will cater to research organizations, academic medical institutions, and life science and healthcare investment firms. The ground floor will host multiple loading bays and a range of tenant amenities.

With an anticipated completion in the summer of 2025, Iron Horse Labs is set to herald a new era in scientific research and discovery on the Upper East Side.
