Trammell Crow’s 16-acre NoHo Development Receives City’s Approval

The District NoHo development, a massive mixed-use project planned for North Hollywood, has received a key approval from the city's planning commission.

What the project entails: District NoHo is being developed by Trammell Crow Co. and High Street Residential. It will occupy 16 acres of land owned by the Los Angeles County Metropolitan Transportation Authority (Metro) near the North Hollywood subway station.

The development in numbers: Once completed, District NoHo could include up to 1,481 residential units (including 311 affordable units), 60,000 square feet of retail space, and 450,000 square feet of office space. The project's design also includes over 3,000 parking spaces. Buildings within the development would range in height from one to 28 stories.

The project has been modified since its initial proposal, but it remains a significant undertaking that could have a major impact on North Hollywood.

The authorities’ plans: Metro might establish an Enhanced Infrastructure Financing District (EIFD) for the project, which would cover the costs of affordable housing and upgrades to the Metro station. EIFDs generate funds by capturing a portion of property taxes as those revenues increase within a specified, defined boundary.

The timeline: Work on the initial stages of the phased development could begin as early as 2025, with completion anticipated by 2031.

If completed as planned, District NoHo would be a major addition to North Hollywood, providing new housing, retail, office space, and transportation infrastructure. The project could also help to revitalize the neighborhood and attract new investment.
