What Phase II Adds to Blue Ridge Commerce Center

Trammell Crow Co. and Daiwa House Texas have started construction on the second phase of Blue Ridge Commerce Center, expanding the Houston-area industrial campus by another 687,338 square feet. The new phase will include three speculative warehouse buildings on approximately 41 acres in Fort Bend County. Construction is scheduled for completion in spring 2027. The development is located at the northeast corner of Fort Bend Parkway and McHard Road, about two miles from Beltway 8. The location also provides connections to Interstates 10, 45 and 69, while the Port of Houston is roughly 20 miles away. That combination of highway and port access makes the project particularly well positioned for logistics, distribution and manufacturing users looking for space in the Houston region.

What The Three Buildings Will Offer

Phase II will deliver three different industrial configurations, giving prospective tenants options depending on their distribution and logistics needs. Building 6 will span 182,908 square feet and feature a cross-dock configuration with 32-foot clear heights. Building 7 will be the largest of the three at 303,808 square feet. It will feature a front-load configuration and 36-foot clear heights. Building 8 will total 200,622 square feet and offer a rear-load configuration with 32-foot clear heights. Two of the three buildings will include truck bays on both sides, adding flexibility for tenants with significant shipping and receiving operations.

What The Full Blue Ridge Campus Will Include

Phase II builds on a first phase that delivered more than 1.35 million square feet of industrial space. Phase I broke ground in 2024 and includes five buildings totaling 1,350,559 square feet. Those buildings came online in September 2025. With Phase II added, the full Blue Ridge Commerce Center is expected to total approximately 2 million square feet across eight industrial buildings. Phase I was already a significant addition to Houston's industrial inventory. Its 1.35 million square feet represented roughly 7.4% of the metro's industrial deliveries in 2025, according to the report.

What The Development Team Is Bringing to the Project

Trammell Crow Co. and Daiwa House Texas Inc. are developing Blue Ridge Commerce Center through their joint venture. Sumitomo Mitsui Banking Corp. provided construction financing for Phase II. Seeberger Architecture designed the project according to LEED specifications, with BGE serving as civil engineer. E.E. Reed Construction is the general contractor for the buildings, while Linco Construction Co. is handling public infrastructure improvements. Leasing will be handled by CBRE, with Senior Vice President Cape Bell and Executive Vice President Jason Dillee overseeing the property.

What Houston's Industrial Market Looks Like

Blue Ridge's expansion comes as Houston remains one of the most active industrial construction markets in the country. Houston had approximately 20.4 million square feet of industrial space under construction as of June, representing about 2.9% of existing inventory, according to Yardi Matrix data cited in the report. Including planned developments, the pipeline represented approximately 4.7% of existing industrial stock. Houston ranked second among U.S. markets for industrial construction, behind Phoenix, which had about 30.2 million square feet underway. The market has continued to attract speculative development, particularly in the Southeast Houston submarket, although construction is also active in the North and Northwest parts of the metro.

What The Project Means for Houston Logistics

The continued expansion of Blue Ridge Commerce Center reflects Houston's position as a major distribution and logistics market. The project's proximity to Beltway 8, multiple interstate highways and the Port of Houston gives tenants access to both regional and national transportation networks. The variety of building sizes and configurations also allows the campus to target a broad range of industrial users.With three more speculative buildings scheduled for delivery in 2027, Blue Ridge will add a substantial amount of new warehouse inventory at a time when Houston remains one of the country's busiest industrial development markets.
