Trammell Crow & Beacon Capital’s $225M Hyde Park Labs Tops Out

The ambitious Harper Court Phase II development, aptly named "Hyde Park Labs," located at 5201 S Harper Avenue in Hyde Park, is making substantial progress as its central core has achieved its full height. 

The players in this project: A joint venture between The University of Chicago, Trammell Crow Company, and Beacon Capital Partners, this 13-story mixed-use venture is set to be a focal point for STEM-focused companies, with a significant emphasis on programming lab and office spaces. Managed by co-general contractors Power Construction and Ujamaa Construction, the project is proceeding with precision and is on track for completion by the end of the upcoming year.

A comprehensive offering: Encompassing an expansive 302,000 square feet, "Hyde Park Labs" is poised to redefine the landscape of the area. A dedicated portion of the $225 million project will be allocated to The University of Chicago’s engineering and quantum research, demonstrating the commitment to advancing innovation in the field of science and technology.

The 13-story structure, towering at an impressive 215 feet, will be designed to offer 40,000 square feet of amenity space. This area will comprise an inviting indoor lounge, an executive meeting space, and a sprawling rooftop terrace, providing breathtaking views over a segment of the existing Harper Court complex. 

The outdoor spaces are thoughtfully designed, featuring a lush lawn, barbecue zones, and cozy fire pits. On-site parking, a necessity in urban planning, will be seamlessly accommodated with 125 spaces spanning the underground level and the second to fifth floors, along with a dedicated bicycle storage area on the first floor.

Supporting STEM initiatives: "Hyde Park Labs" aims to contribute not only to the business landscape but also to the community and education. Collaborations with local high schools will provide invaluable opportunities for students in architecture, engineering, and construction, setting the stage for a brighter future.

The aesthetics, an important part: The architectural design, a collaborative effort by Elkus Manfredi Architects and Interactive Design Architects, is set to be a visual marvel. With floor-to-ceiling windows and a light gray metal exterior, the structure promises a contemporary and appealing aesthetic. 

Seamless connectivity: In terms of accessibility, "Hyde Park Labs" ensures convenience with nearby bus services for Routes 15 and 28 on South Lake Park Avenue. Additionally, routes like Route 6 at South Hyde Park and 53rd Street, as well as Routes 2, 15, and 172 at East Hyde Park and Lake Park, provide a web of public transportation options. The proximity of the 51st/53rd St Metro station, just a block from the project site, further enhances connectivity.
