The Development
A joint venture led by Trammell Crow Company, alongside BDT & MSD Partners, The Retail Connection, and Highland Park Village Associates, has topped out Knox Street, a 4-acre mixed-use project in one of Dallas’ most walkable submarkets. The 1 million square foot development will begin delivering this summer and blends office, retail, multifamily, and hospitality near the Katy Trail. In 2023, the partnership secured $620 million in construction financing from Beal Bank, arranged by JLL Capital Markets.
What’s Coming
Knox Street will feature 150,000 square feet of office, 100,000 square feet of retail, a 186-unit luxury apartment tower, and the 140-key Knox Hotel and Residences, which includes 47 condominium units. A half-acre park will connect the site directly to the Katy Trail, reinforcing its pedestrian appeal. The first residential delivery will be The Lora, a 27-story tower designed by Woods Bagot. Units range from one to four bedrooms. The ground floor retail is fully leased to Sant Ambroeus, adding to a curated lineup that includes DÔEN, Staud, TOTEME, and TWP.
Office Momentum in a Tough Market
The nine-story office building, 3333 Knox, is fully preleased ahead of its expected completion later this year. Tenants include Paul Hastings LLP, BDT & MSD, and ISN Software Corp. In a national office market facing headwinds, full preleasing signals that boutique, amenitized, walkable product in prime Texas submarkets continues to attract demand.
Hospitality and Condo Angle
The Knox Hotel and Residences is scheduled to be completed by the end of 2026. Designed by Martin Brudnizki Design Studio, it will include restaurants, lounges, and a wellness retreat. The luxury condos will feature interiors by Chad Dorsey Design, with sales led by Allie Beth Allman & Associates. The mix of rental apartments, for-sale condos, hotel keys, and curated retail positions Knox Street as a true live-work-play ecosystem.
