In a strategic move to secure its presence in Southern California's thriving Inland Empire region, TPG Angelo Gordon, a prominent alternative investment firm, has recently acquired a sizable 41.3-acre plot in Rialto, California. The transaction, carried out at a price of $44.5 million, equating to approximately $1.08 million per acre, showcases the company's confidence in the area's potential for growth and development.

Being the sellers of this prime piece of land, the Upland, California-based Lewis Group of Companies, and the renowned Hillwood Development, headquartered in Dallas, recognize the immense value of this property situated at the intersection of Ayala Drive and State Route 210. Drawing on its expertise, TPG Angelo Gordon envisions transforming the land into a remarkable residential community known as Renaissance Liberty, which will comprise 429 attached and detached condominiums.

TPG Angelo Gordon's acquisition of this land serves as a key player in its partnership with Lennar Homes, a significant force in the real estate industry. As Lennar Homes holds an option on the property, TPG Angelo Gordon has acted as a land-banking partner, facilitating the acquisition on their behalf.

This transaction is not only a testament to TPG Angelo Gordon's vision and foresight but also to the trust and financial obligations associated with this significant development. Lewis Group and Hillwood have secured their interests through a deed of trust known as a "Payment and Performance Agreement," which ensures future profit sharing.

The residential construction project is anticipated to reach completion by early 2028, unveiling a vibrant and modern community tailored to meet the evolving needs of Southern California residents.

In an exciting venture, TPG Angelo Gordon, in collaboration with renowned homebuilders Toll Brothers, recently made a significant acquisition in Palm Desert. The sprawling 46-acre property, purchased for an impressive $34.3 million, is located southeast of Downtown Palm Springs and forms part of the University Park living community. This sought-after development comprises 169 single-family lots, offering ample space and modern amenities for discerning homeowners.
