What The Sun Valley Project Will Include
The Los Angeles City Planning Commission has approved a new mixed-use development at 7528 N. Bellaire Ave. in Sun Valley, combining residential housing with a large self-storage facility. The project is being developed by Trojan Storage, an El Segundo-based company. Plans call for approximately 220,000 square feet of rental storage space toward the rear of the property. Rather than placing the storage facility directly along Bellaire Avenue, the development would use a row of townhomes to screen much of the larger commercial structure from the street.
What The Townhomes Will Look Like
The residential portion will include nine townhomes arranged along Bellaire Avenue. Jordan Architects designed the project as a contemporary two-story development with an L-shaped footprint. The homes will feature one-bedroom layouts, with each residence providing a two-car garage at street level. The townhomes create a residential frontage along Bellaire Avenue while the much larger storage component sits behind them.
What The Storage Facility Will Add
The primary component of the development will be the approximately 220,000-square-foot self-storage facility. The storage building will occupy the rear portion of the site, next to the 170 Freeway. Its location makes the property particularly suited to a large commercial use, while the townhomes provide a more residential-facing design along the neighborhood street. The combination is similar to another Trojan Storage proposal in Sylmar, where the company sought to place a storage facility behind new housing.
What Changed During The Approval Process
The Planning Commission's approval followed a delay that gave commissioners an opportunity to request changes to the design. The project had initially been scheduled for consideration in June, but commissioners asked the development team to make revisions. Most of those requested changes were incorporated before the project received approval. The project still requires additional land-use approvals, including a zone change and general plan amendment.
What The Construction Timeline Looks Like
An environmental study previously circulated by the City of Los Angeles anticipated construction beginning in 2026, with completion targeted for 2027. The project will need to move through its remaining approvals before construction can proceed. Once completed, the development will add a small amount of new for-sale or rental townhome housing alongside a much larger self-storage operation on a site directly adjacent to the freeway.
