When real estate visionary Ralf Büschl of the BÜSCHL Group of Companies first set foot in Miami nearly 40 years ago, Wynwood was a far cry from the cultural hub it is today. Fast forward to 2025, and the once-industrial neighborhood is now the future site of Cloud One Wynwood — a dynamic new hospitality and residential concept born from a collaboration between Büschl, Sebastian Lüdke of ALP.X Group, and Stefan Lenze, CEO of the Motel One Group.

Together, this European powerhouse trio is spearheading the U.S. expansion of one of Germany’s most successful lifestyle hotel brands — bringing a new level of design-forward, full-service lodging to the heart of Miami’s arts district.

“Miami has changed dramatically,” Büschl reflects. “Especially Wynwood — the vibe, the energy, the walkability. It’s such a special place.”

A Brand With Global Footing, A Local Vision

With over 100 hotels across Europe and a flagship presence in New York City, Motel One has long had its sights set on further U.S. growth. The decision to root its next major move in Florida — and specifically Wynwood — came through a strategic partnership between Büschl, Lüdke, and Lenze.

“Historically, the entry point to the U.S. for European companies was always New York,” Lüdke explains. “But Florida has undergone a transformation. It’s business-friendly, in the same time zone as Europe, and now viewed as a second gateway to North America.”

For Germans, Miami Beach has traditionally been the destination. But the team saw greater opportunity in Wynwood — a neighborhood increasingly prized for its culture, connectivity, and community vibe. “The urban core is shifting,” Lüdke adds. “Wynwood, Edgewater, the Design District — they’re becoming the heart of the new Miami.”

Cloud One Wynwood: Not Just a Hotel

More than a hospitality venture, Cloud One Wynwood is envisioned as a mixed-use icon that blends lifestyle, design, and community. The project includes:

  • 214 hotel keys under the Cloud One brand

  • 85 branded residences — not a condo hotel, but private homes with access to curated hotel amenities

  • Ground-floor retail and rooftop F&B concepts

  • Integrated art installations, in collaboration with Wynwood’s Gottman Global Arts

“It’s cozy,” Büschl says. “That’s the feeling we want. Whether you’re a guest or an owner, you come home and you smile. You feel good.”

The vision extends from mood to material. With German-made appliances, high-end finishes, and a sculptural façade unanimously approved by the WDRC and UDRB, the building exemplifies a European standard of craftsmanship — what Lüdke describes as “elevated hospitality with global standards.”

The architecture, led by HWPN (NYC) and local firm ODP, breaks from Miami’s glass-and-steel aesthetic. Rounded forms, tactile materials, and layered textures make Cloud One Wynwood instantly recognizable — and built to last.

A New Model for Branded Living

While branded residences are well established in Miami, the Cloud One model is refreshingly different. Rather than a typical condo-hotel setup, the project offers:

  • Complete residential privacy with optional access to hotel amenities

  • Exclusive amenities like a resident-only co-working space

  • Shared lifestyle perks including a rooftop pool, fitness center, and spa

“It’s the best of both worlds,” Lüdke notes. “We’re not forcing the hotel onto the residences, but it’s there for those who want it.”

Creating the Next Chapter of Wynwood

Beyond its doors, the building is designed to support and grow with the neighborhood. An organic grab-and-go market, street-level restaurant, and rooftop all-day dining will serve both locals and guests, making the development a community anchor.

“Wynwood still needs essential infrastructure — a proper hotel, everyday conveniences,” Lüdke explains. “We see this as our chance to help the area mature into a true mixed-use, live-work-play district.”

With support from the City of Miami and local review boards, the project has moved swiftly. As of October 2025, sales are officially underway, and construction is expected to begin in the coming year.

Looking Beyond Wynwood

Though Cloud One Wynwood is the brand’s first new-build in the U.S., it’s far from the last. Both Büschl and Lüdke confirm they’re actively exploring additional opportunities across Florida and beyond.

“We’re open for business,” Büschl affirms. “This is just the beginning of our North American journey.”

Bringing European Integrity to American Soil

What sets this project apart, beyond location and design, is the development philosophy — a commitment to long-term value over quick returns, and to cultural integration over importation. With Büschl’s four decades of experience, Lüdke’s next-gen perspective, and Lenze’s operational leadership, the Cloud One team is introducing a distinctly European model of hospitality — tailored for Miami’s evolution.

“We’re not just building a hotel,” Lüdke concludes. “We’re building a legacy in a neighborhood that’s rewriting the rules.”
