What Toll Brothers Is Building
Toll Brothers is bringing 43 for-sale townhomes to a 1.56-acre site along Pacific Coast Highway at Vincent Street. The project spans 122 and 126 N Pacific Coast Highway and was originally entitled by City Ventures before Toll Brothers took over the development. The community is divided across eight buildings and features two- and three-story layouts. Toll Brothers currently markets four floor plans, with homes offering three bedrooms, 2.5 to 3.5 bathrooms and attached two-car garages. The builder opened its off-site sales center on September 19, while model homes are expected to open in early 2027. Current pricing starts at $1,976,995, placing the project firmly in Redondo Beach's luxury new-construction segment.
What The Entitlement Includes
The project was approved by the Redondo Beach Planning Commission in February 2025 as a 43-unit residential condominium development. Three of the homes are deed-restricted for very low-income households under the project's affordable housing agreement. The site previously contained St. James Church support facilities and parking areas. City Ventures' original application described the project as a for-sale attached single-family community, with each residence planned with three bedrooms and a two-car garage. For developers and landowners, the project highlights how a relatively small coastal site can support a substantial for-sale residential program while incorporating deed-restricted units into the entitlement.
What The Redondo Beach Market Shows
The pricing arrives in a market where residential values remain elevated. Redfin reported a $1.6 million median home sale price in Redondo Beach for the three months ending August 2026, up 1.8% year over year, while the median price per square foot increased 11.8%. That backdrop gives Toll Brothers a clear target buyer: households seeking new construction and coastal access at a price point above the broader city median. The project also adds a limited supply of newly built townhomes in a market where new residential inventory remains constrained.
What This Means For Developers
Toll Brothers at Redondo Beach shows the value of small-scale, high-density for-sale housing in established coastal markets. The combination of premium pricing, attached garages and proximity to the harbor and pier gives the project a product profile aimed at move-up and luxury buyers. With sales underway and models scheduled for early 2027, the project's initial absorption will provide a useful read on demand for nearly $2 million new-construction townhomes in the South Bay.
