Schertz35: The New Development

The development, named Schertz35, spans 300 acres, with construction already underway on its first building. This initial structure will offer 200,000 square feet of speculative industrial space and is slated for completion by year-end.
Features of Schertz35
The building will boast impressive features including 32-foot clearing heights, two drive-in ramps, 43 docks, 136 auto parking spaces, 50 trailer parking spaces, and a 60-foot speed bay.
Funding and Strategy
Funded by Titan Development's Real Estate Fund III, which closed at $122 million in May 2022, Schertz35 aligns with the company's strategy of investing in multifamily and industrial properties in secondary and tertiary markets.
Expanding Portfolio
Schertz35 follows the development of Schertz 312, a 2 million square foot project in the San Antonio suburb. Titan also has numerous developments underway in Schertz, Selma, Leander, Lockhart, Georgetown, Hutto, and an Innovation Business Park.

Joe Iannacone, a partner at Titan, highlights the strong demand for industrial space in San Antonio due to factors such as a business-friendly environment, proximity to Mexico, and a skilled labor force.

Data from Partners Real Estate shows significant industrial deliveries in both San Antonio and Austin in 2023. However, availability is on the rise in both markets due to an influx of warehousing space, with San Antonio and Austin posting availability rates of 10.4% and 15.4%, respectively.
Comparison with Austin
While San Antonio has around 9 million square feet of industrial space under construction, Austin surpasses it with 18 million square feet.
