A new small-scale residential development is moving forward in Chicago’s Pilsen neighborhood after permits were issued for a three-unit building at 1750 West 19th Street. The permit, which carries a reported construction cost of approximately $650,000, was issued earlier this month following a review period that lasted roughly 45 days. Sage Venture Holdings LLC is listed as the project developer, while Smart Construction & Design Co. will serve as the general contractor.

What the Development Will Look Like

Plans call for a three-story residential structure with a basement level and three on-site slab parking spaces located at the rear of the property. The project team also includes Axios Architects, which designed the building. Although the filings do not specify whether the units will be condominiums or rentals, the project reflects continued infill residential activity throughout Pilsen, where smaller multifamily developments remain common.

What Previously Existed on the Site

The property previously contained a single-family residence originally built in 1893. A demolition permit was issued earlier this year to remove the structure, with Brophy Excavation contracted to complete the demolition work. Property records show Sage Venture Holdings LLC acquired the site in October for approximately $280,000.

What Transit Access Residents Will Have

Future residents will have direct access to multiple CTA transit routes within walking distance of the site. The property sits near the Route 18 bus service along West 18th Street as well as the #50 Damen and #9 Ashland bus lines. The CTA Pink Line’s 18th Street station is also located less than two blocks from the development, providing rapid transit access to downtown Chicago and surrounding neighborhoods.
