The Sutton Co. and KOA Partners are collaborating on a significant redevelopment project at the former Hill’s Cafe site on South Congress Avenue. This project, known as The Hills, is set to transform the 15-acre site into a vibrant mixed-use development.
The redevelopment will feature a mix of residential, office, and retail spaces. The plan includes the construction of 444 multifamily units, up to 100,000 square feet of office space, and approximately 40,000 square feet dedicated to retail and dining establishments. A key aspect of the project is the revival of the Hill’s Cafe name, with plans to open a new restaurant and an entertainment venue on-site, preserving the legacy of the historic Austin eatery and music venue that originally opened in 1947 and closed its doors in 2018.
In addition to the residential and commercial components, the development will also include two hotels. One is envisioned as a boutique hotel, while the other will be an extended-stay hotel, catering to different types of visitors and travelers to the area.
This redevelopment aims to create a dynamic space that honors the site's history while bringing new life to South Congress Avenue.
