The Row Brings Homes, Retail, and Green Space to Austin

The Row, a major mixed-use development in Austin, was previously known as Velocity. Located at the southwest corner of State Highways 71 and 130, the project spans 314 acres and is being developed by Presidium.

Upcoming Phases and Features

The next phase of The Row will introduce a 6,250-square-foot restaurant space along with an additional 22,000 square feet dedicated to retail. The third phase will expand the development further, adding 100,000 square feet of retail, an AC Hotel by Marriott in collaboration with Merritt Development Group, and another 300-plus unit multifamily project along SH 71's frontage road.

Future Vision for The Row

When fully completed, The Row will include thousands of new homes, expansive retail areas, hotels, and roughly 100 acres of green space. The project is designed to accommodate a blend of local and national retailers, restaurants, and entertainment venues. It is entitled for approximately 7 million square feet of space, which will contribute significantly to the growth of Southeast Austin.
