Sales have officially launched for The Perrie, a 20-story residential building located at 234 East 46th Street in the Turtle Bay neighborhood of Midtown East, Manhattan. Originally built in 1986, the building is undergoing renovations to be repurposed as a residential structure after an earlier attempt to convert it into a long-stay hotel failed. The Perrie will feature 95 one-bedroom condominium units, five of which are penthouse units with private rooftop terraces.

Amenities and Unique Features
The Perrie offers a range of amenities for residents, including 24/7 doorman service, landscaped gardens, a fitness center, a coworking suite, and a lounge. The building will also be the first in the neighborhood to qualify for Federal Housing Administration financing, making it more accessible for a broader range of buyers.

Design and Interior Features
The interiors of The Perrie are designed to harmonize with the early 20th-century-inspired gardens, featuring natural materials like oak and stone. Open-plan kitchens are designed to maximize natural light, while the bathrooms are finished with marble walls and vanities. Most units also include private balconies, offering additional outdoor space.

Revitalization of Turtle Bay
According to John Felicetti, managing director of Corcoran New Development, the Turtle Bay neighborhood is seeing increased investment and global attention, making it a vibrant mixed-use destination. The Perrie is part of this transformation, bringing new residential options to the area.
Convenient Location
The Perrie is conveniently located just a short walk from Grand Central Station, providing easy access to various subway lines (4, 5, 6, 7, and Shuttle) and the Metro-North Railroad, enhancing connectivity for residents.
