The NRP Group advances multifamily development in Mesa

Developer J. David Heller, co-founder and CEO of The NRP Group, has closed financing and broken ground on a 353-unit apartment community within the Medina Station master plan in Mesa, Arizona. The four-story, elevator-served development will rise on a 10-acre parcel and deliver upscale rental housing to the Southeast Valley of the Phoenix metro area, one of the region’s fastest-growing corridors.

Capital partners support the ground-up project

Equity financing was provided by Origin Investments, marking the firm’s first investment through its Select Asset Fund. Debt financing was arranged through U.S. Bank. The project represents the third development partnership between The NRP Group and Origin Investments, reflecting continued institutional backing for NRP’s Sun Belt multifamily pipeline.

What the project will deliver to residents

The community will include studios and one, two, and three-bedroom residences totaling more than 340,000 square feet of rentable space. Plans feature a primary four-story building and six two-story carriage-style buildings offering direct access units and rentable garages. Interior finishes include in-unit washers and dryers, stainless steel appliances, quartz countertops, walk-in closets, private balconies, and select private yards with views of the Superstition Mountains.

Amenities and design within the master plan

Amenities are designed around wellness and lifestyle, including a clubhouse lounge, coworking spaces, a fitness center, and a resort-style pool deck with spa, cabanas, and grilling areas. Additional features include landscaped courtyards, fire pits, a dog park, a golf putting green, and multiple parking options. The architecture follows a desert modern design language aligned with the Medina Station master plan and integrates pedestrian access to surrounding retail and dining.

The site sits within Medina Station, a 60-acre mixed-use community in Mesa near major retail centers, regional highways, educational institutions, and employment hubs. The groundbreaking reinforces The NRP Group’s continued expansion in the Phoenix metro, where job growth and immigration are driving sustained multifamily demand. Construction is set to begin later this month, with completion expected in 2028.
