Record-Breaking Penthouse Listing

A combination penthouse atop the new 49-story tower at 77 Hudson St. in Jersey City has hit the market for $6.9 million, making it the priciest listing in Jersey City. If sold close to the asking price, it would set a new record for condo sales in the area, surpassing the $5.7 million sale of a penthouse at 75 Park Lane in 2022. The median sale price in Jersey City, by comparison, is $591,000 according to Zillow. Diana Sutherlin of Compass describes the penthouse as the most striking combination she's seen in New Jersey.

Comparative Prices with Manhattan

Despite the high prices, seasoned New Yorkers might find these figures modest. Manhattan has nearly 1,000 properties asking the same or more than Unit 4904/4905 at 77 Hudson Street. A similar apartment in Manhattan, like the penthouse's 3,847-square-foot, four-bedroom, and four-and-a-half bathroom layout, would cost at least $10 million, with some units reaching $20 million at top buildings like 150 Charles or 1 Central Park West.

Market Trends in Jersey City

The rising prices in Jersey City reflect a dynamic real estate market fueled by inflation, high interest rates, and New Yorkers seeking alternatives. Recent high-value listings include a five-bedroom home at 331 Newark Ave. for $5.2 million and a townhouse at 55 Mercer Street sold for $4.4 million in 2022. The 77 Hudson tower, opened in 2009 and designed by award-winning architects Cetra Ruddy, features luxury amenities like a fitness center, pool, sauna, and virtual golf.

Unique Features of the Penthouse

The seller, who bought the units in 2017 and requested anonymity, combined them into an open-concept art gallery home with high-end appliances. The penthouse still retains two kitchens and two living rooms, offering convenient staff quarters.

Unparalleled Views and Accessibility

The penthouse's standout feature is its panoramic views, stretching from the George Washington Bridge to the tip of Manhattan. According to Sutherlin, living here is akin to staying in a presidential suite at a favorite hotel, with the added benefit of being just minutes away from New York City by Path or Ferry.
