The building is planned with a mix of studios through three-bedroom penthouses, giving the project a range of housing options within a relatively compact footprint. The development will also include approximately 2,000 square feet of ground-floor retail space, adding a commercial component to the Lafayette Street frontage.

What The Building Will Include for Residents

The Marq is designed as a Class A residential building with a strong focus on wellness, work-from-home space and outdoor amenities. Residents will have access to a gym, sauna, meditation room, demonstration kitchen and coworking lounge. The building will also feature multiple outdoor areas, including a 25th-floor sky terrace with views across the Manhattan skyline. The amenity package is intended to give residents spaces for fitness, relaxation, entertaining and working without having to leave the building.

What The Affordable Housing Component Adds

Of the project's 99 apartments, 25 will be designated as affordable housing for renters earning 60% or less of the area median income. The affordable component represents roughly one-quarter of the building's total residential inventory, making it a notable part of the project's housing mix in one of Manhattan's most expensive neighborhoods. The combination of market-rate and affordable apartments allows The Marq to add new housing while incorporating a below-market component into a high-density SoHo development.

According to High Street Residential, residents will have immediate access to seven subway lines, while the property is within walking distance of SoHo's retail and restaurant corridors as well as employment centers in nearby Hudson Square and Tribeca.

What The Project Means for SoHo

The Marq adds new residential density to a neighborhood better known for its cast-iron architecture, luxury retail and converted loft buildings. The project is also an important milestone for High Street Residential's expansion into the New York City market. What Comes Next for The Marq

With construction now topped out, work will continue on the building's façade, interiors, amenities and retail space before the project reaches completion. High Street Residential lists the project as targeting completion in the fourth quarter of 2027. Once delivered, The Marq will add 99 new apartments, 25 affordable residences and a new retail component to Lafayette Street while bringing a modern residential tower into the historic SoHo neighborhood.
