Construction is nearing completion on The Langdon, a 24-story residential development at 288 East 88th Street on Manhattan’s Upper East Side. Developed by Alchemy-ABR Investment Partners in collaboration with Azur Holdings Management LLC and in partnership with The Carlyle Group, the building will rise 350 feet and contain 96,543 square feet of space. The project will deliver 45 rental residences along with 2,507 square feet of ground-floor commercial space and a cellar level. The property occupies the southwest corner of East 88th Street and Second Avenue, placing it near the Q train's 86th Street station along Second Avenue.

What the Building Will Look Like

Designed by Hill West Architects, The Langdon is planned as a slender residential tower with a contemporary façade and expansive glazing. The building's residences are arranged in two- to five-bedroom layouts, with select full-floor penthouses and terraced homes offering wraparound skyline views. Interiors will feature oversized windows, approximately 11-foot ceilings, walk-in closets and in-unit laundry. The combination of larger residences and private outdoor spaces positions the development toward the Upper East Side's luxury rental market.

What Amenities The Langdon Will Offer

The Langdon will provide a range of indoor amenities designed around fitness, recreation, work and socializing. Residents will have access to a fitness center and sports court, children's playroom, private offices, terraced lounge and club lounge. Additional amenities include a private screening room, onsite pet spa, bike storage and a fully attended lobby. The mix of residential services and shared spaces gives the project a broad amenity program despite its relatively limited 45-unit count.

What the Development Team Brings to the Project

Alchemy-ABR Investment Partners is leading development alongside Azur Holdings Management LLC, with The Carlyle Group participating as a partner. Hill West Architects is responsible for the building's architecture. The design team has created a high-rise residential project that adds new housing to the Upper East Side while incorporating large windows, terraces and elevated residential spaces.
