What The Landing Brings to 939 West Manchester Boulevard

Construction is approaching completion on The Landing, an eight-story mixed-use residential development at 939 West Manchester Boulevard in Inglewood, California. The project is being developed by JPI and designed by TCA Architects. It will deliver 222 apartments along with approximately 3,500 square feet of ground-floor retail. The building was originally marketed as Jefferson Inglewood when construction began in early 2024. The completed community is now being branded as The Landing. The development replaces a former car wash site and sits just south of the Metro K Line's Westchester/Veterans Station, giving residents convenient access to regional transit.

What The 222 Apartments Include

The Landing will offer a mix of studio, one-bedroom and two-bedroom apartments. The residential portion is arranged across an eight-story structure, with parking incorporated into the building and three additional levels below grade. Of the 222 apartments, 11 units will be reserved for very-low-income households. A density bonus agreement considered by the City of Inglewood requires those apartments to remain income-restricted for 55 years. The remaining 211 apartments are not identified as income-restricted under that agreement.

What The Building Looks Like

TCA Architects designed The Landing with a contemporary exterior that wraps around a prominent rounded corner. The rendering shows white vertical cladding, dark-framed windows and projecting balconies distributed across the upper floors. A darker base distinguishes the lower levels, while large areas of storefront glazing open the retail space toward Manchester Boulevard. Landscaping and trees are incorporated along the street edges and around portions of the building, helping soften the transition between the new development and the surrounding streetscape.

What Amenities Residents Will Have

The Landing will offer several amenities aimed at creating a full-service apartment community. Planned features include a swimming pool, fitness center, clubroom and rooftop deck. The rooftop amenity area gives residents additional outdoor space above the eight-story building. The project's three-level subterranean garage provides the primary parking component, while the ground floor combines residential access with the retail frontage.

What The Project Adds to Inglewood

The Landing adds more than 200 new apartments to a part of Inglewood that is seeing continued investment around major transit infrastructure. Its location near the K Line gives the project a transit-oriented component, while the ground-floor retail space adds another active use along Manchester Boulevard. The development also contributes income-restricted housing through its 11 very-low-income apartments, providing an affordability component within an otherwise market-rate residential project.

What Happens Next for The Landing

Construction is now approaching completion after beginning in early 2024. The project's principal building permit was issued in May 2024 with a reported valuation of approximately $65.9 million. Separate permits have also been filed for related building systems. With the building's main structure and exterior nearing completion, the remaining work will focus on finishing the residential interiors, amenities, retail space, landscaping and other site improvements before the community is ready for residents.
