Helm Equities, a New York and Miami-based developer, has unveiled plans for The Helm, a $500 million mixed-use project set to redefine Miami's iconic Design District. This ambitious development aims to balance luxury living with community integration by leveraging the Live Local Act, fostering a diverse resident base, and minimizing traffic impacts on the neighborhood.
A Bold Addition to a Vibrant Community
The Helm spans two acres in the heart of the Design District, bounded by Northeast 42nd and 43rd Streets and Northeast 4th Avenue. Designed by Helm Equities’ Ayal Horovits and architect Jon Cardello of Cube3, the project introduces a plethora of assets to the area. Highlights include 162 branded residences, 116 rental units, 80,000 square feet of boutique office space, 45,000 square feet of retail and dining, and over 600 parking spaces. At its core, the development boasts a 35,000-square-foot community park, linking the Buena Vista and Design District neighborhoods.
Art and Architecture at the Forefront
The Helm seamlessly integrates art, architecture, and nature, inspired by the area's unique character. Its design incorporates two buildings connected by a retail-lined paseo and a park, featuring lush landscaping. The site currently houses a Botero Sculpture Garden, which reflects its artistic spirit. The architectural aesthetic reimagines Art Deco influences, with teardrop-shaped structures that echo Streamline forms, enhancing the pedestrian-friendly vibe.
A Sustainable, Connected Lifestyle
The Helm prioritizes sustainability and connectivity. Every residence offers access to outdoor spaces, blending lush greenery with unobstructed views of Biscayne Bay and Downtown Miami. Amenities include private terraces, two landscaped decks with pools, a state-of-the-art gym, and dining options. The project’s all-electric HVAC system and dedicated outside air system contribute to LEED Gold and WELL Gold certifications, ensuring eco-friendly and healthy living environments.
Workforce Housing and Luxury Amenities
In alignment with the Live Local Act, 40% of the residences will be offered at 120% of the Area Median Income. Luxury services such as valet, concierge, and private lounges enhance the residential experience, while the 150 branded residences feature spacious designs and high-end amenities.
Addressing Traffic and Urban Connectivity
Strategically located near the upcoming Brightline high-speed rail station, The Helm is designed to reduce vehicular traffic. A traffic study estimates a 29-37% decrease in daily commutes compared to a commercial-only project. This integration of live-work opportunities with transit options reinforces the project's role in shaping a sustainable urban lifestyle.
