Leasing has begun for 420 Carroll Street, a groundbreaking development in Gowanus, Brooklyn, marking the first project completed under the 2021 Gowanus Neighborhood Rezoning. The waterfront site features a 21-story tower and a 16-story tower connected by a subterranean tunnel, offering 360 mixed-income apartments ranging from studios to three-bedroom units. The development also includes 27,000 square feet of commercial and retail space and a 470-foot public promenade along the canal. This project is a collaboration between The Domain Companies and VOREA Group, with design by FXCollaborative and interiors by Alan Mainer Studios. Residential leasing is managed by Good Company, an affiliate of The Domain Companies, from an on-site office.

Sustainable and Vibrant Community Living

Matt Schwartz, co-CEO of The Domain Companies, highlights the project's contribution to addressing New York City's housing shortage by providing new mixed-income homes with state-of-the-art amenities. The design of 420 Carroll draws inspiration from the vibrant Gowanus neighborhood, offering a lively environment with green spaces, coworking areas, and proximity to local restaurants, shops, and cultural attractions. The development aims to create a vibrant residential community that integrates seamlessly with the existing urban fabric.

Affordable Housing and Sustainable Design

A significant portion of the apartments, 25%, will be designated as affordable housing, catering to households earning between 40% and 100% of the area's median income. The development incorporates several sustainable features, such as Wi-Fi-enabled induction stoves and a variable refrigerant flow (VRF) system for personalized heating and cooling, alongside electric vehicle charging stations. Both towers aim to achieve LEED Gold or Platinum certification, underscoring the commitment to environmental sustainability.

Amenities and Accessibility

Residents of 420 Carroll will enjoy a variety of amenities, including a coworking space, lounge, fitness center, on-site bike storage, and a children’s playroom. The development also offers multiple outdoor green spaces, including a public plaza, and access to the MyDomain suite of resident services. Conveniently located two blocks from the Union Street R train subway station, the development ensures easy access to transportation.

Move-In Timeline

The first residents are expected to move into 420 Carroll in fall 2024, marking a significant milestone for the Gowanus neighborhood and setting a new standard for urban living in Brooklyn.
