A new mixed-use development at 331 S Plymouth Court in The Loop is set to bring a fresh energy to the neighborhood. The project, led by The Community Builders in collaboration with Studio Gang, DesignBridge, and JAQ, aims to revitalize the area and replace part of Pritzker Park. After four years of development, the winning selection called 'Assemble Chicago' was chosen in 2021 through a competition run by the Department of Planning and Development as part of the C40 Reinventing Cities initiative.
The original winning design envisioned a 20-story building with a serrated facade and potentially glazed exterior, taking inspiration from the surrounding high rises. It would have offered 207 residential units, providing a new living space in the heart of The Loop. However, due to financing constraints, the developers decided to scale back the project. But this setback didn't deter them. Earlier this year, they unveiled a new design that retains the serrated form but reduces the height to 12 stories. The eye-catching orange concrete panel facade will give the development a distinctive look.
The revised plan includes 114 residential units, catering to a diverse range of residents. These units will consist of 13 studios, 82 one-bedroom apartments, and 19 two-bedroom layouts. Importantly, they will be offered at 30, 60, and 80 percent AMI, ensuring accessibility and affordability for different income levels. The ground floor will feature a 3,000-square-foot restaurant space and a 1,400-square-foot clinic from Rush hospital, enhancing the amenities and services available to the community.
Moreover, the project will allocate $2 million to redevelop the remaining portion of Pritzker Park, further enhancing the allure of the surroundings. Alongside these exciting changes, the local YMCA plans to occupy 15,000 square feet of the lower floors, providing a fitness center and childcare center for residents and the wider community to enjoy.
The development has recently applied for funding and aims to start the approval process soon. If everything goes according to plan, construction could begin by the end of 2025, with completion expected in early 2028. As this engaging project takes shape, The Loop will be enlivened by a revitalized corner, offering a harmonious blend of modern design, community services, and desirable living spaces.
