- The Community Builders and McCaffery Interests begin construction on 80-unit tower
- Majority affordable housing, with CHA-backed units included
- Located next to Green Line station, strong transit-oriented play
The Community Builders and McCaffery Interests have officially started construction on Phase 1C of the Southbridge development in Chicago’s Near South Side. Foundation work is now underway at 2305 South State Street, marking the next phase of a multi-building project already delivering housing in the area.
Project adds affordable and workforce housing supply
The 12-story tower will include 80 rental units, with a significant portion designated as affordable housing.
- 29 units reserved by the Chicago Housing Authority
- 44 additional affordable units
This structure reflects a strong public-private partnership model, combining market-rate and income-restricted housing.
Transit-oriented location drives long-term demand
The site sits directly next to the Cermak-McCormick Place Green Line station, making it a prime transit-oriented development. Access to multiple bus routes and nearby Red Line service further strengthens connectivity, a key factor for tenant demand and long-term occupancy.
Amenities align with modern renter expectations
The building will include a rooftop deck, community room, bike storage, and a dog-wash station. There will also be 1,500 square feet of retail space at ground level, helping activate the street and provide additional income potential.
No parking reflects a shift toward urban living
The project will not include parking, a design choice increasingly common in transit-heavy locations. For developers, eliminating parking reduces costs and allows for more efficient use of space, especially near major transit hubs.
What this means for Chicago multifamily investors
Southbridge continues to scale as a mixed-income residential development backed by experienced operators. For investors, this project highlights the strength of transit-oriented, affordable housing developments, where public support and strong demand create stable, long-term returns.
