The Basics

A four-way development team is breaking ground on The Bridge, a nine-story, 101-unit condominium building at 212-214 3rd Street in Mineola. AJM Real Estate, Burman Real Estate, Caiola Real Estate Group and Park It Management are behind the $130 million project, designed by William S. Novak Architect, PC. The site sits directly next to the Mineola Long Island Rail Road station, giving the project a transit-adjacent pitch that's rare for a suburban Nassau County condo building. It replaces a two-story commercial property.

The Residences

The building will hold 25 one-bedrooms, 60 two-bedrooms, 15 three-bedrooms and one penthouse. Amenities include underground parking, a fitness center, a rooftop terrace, a golf simulator, a sports court, a swimming pool and a conference room. Renderings show an earth-toned brick and light gray stone exterior, with balcony-lined recesses cut into an L-shaped massing and a landscaped terrace topping a two-story podium.

A 10,000-Square-Foot Event Space

The Bridge is also adding a 10,000-square-foot event space on the portion of the site formerly occupied by the commercial building it's replacing. The developers are positioning it for live entertainment, art exhibitions, fashion shows and community programming, a use that gives the project a public-facing component beyond the residential count.

The Financing

The $130 million project is backed by $111.3 million in construction financing secured in early June. The Nassau County Industrial Development Agency also approved a package of temporary incentives: nearly $2.8 million in sales tax exemptions, nearly $2.4 million in property tax exemptions and roughly $360,000 in mortgage recording tax exemptions. The property tax break only covers the construction period; buyers take on full property taxes once they close.

The Transit Play

The Bridge sits directly next to the Mineola LIRR station, putting a direct rail line to New York City steps from the building's front door. That kind of proximity is still uncommon for new condo development on Long Island, where transit-adjacent housing has lagged the surface parking lots surrounding most stations.

What's Next

Construction is underway now, with the developers targeting a January 2029 opening. The 101 units, the event space, and the LIRR-adjacent site give Mineola's downtown a dense residential anchor in a market that's seen relatively little new condo product built directly around its rail infrastructure.
