  • Transit-Oriented Design: A new Downtown Intermodal Terminal is planned to connect with existing Metrorail and Metromover stations, enhancing accessibility.

  • Cultural and Recreational Spaces: The development includes a 45,000-square-foot recreation, wellness, and conservation center, alongside new facilities for Miami-Dade's Parks, Recreation, and Open Spaces Department.

The Development Team

  • Related Urban: A subsidiary of the Related Group, led by Alberto Milo, known for its focus on affordable housing projects.

  • 13th Floor Investments: Based in Coconut Grove and led by Arnaud Karsenti, the firm brings experience in transit-oriented developments.

  • Merrimac Ventures: Fort Lauderdale-based, led by Nitin and Dev Motwani, with a portfolio that includes significant downtown Miami projects.

Lack of Competition

Despite initial interest, two other qualified teams did not submit proposals by the county's May 7 deadline:

  • Team 1: Terra, Atlantic Pacific Companies, and Sterling Bay.

  • Team 2: Florida Value Partners, Cornerstone Group, and John Buck Company.

This leaves the Related Urban-led joint venture as the sole contender for the project.
