What The Project Brings To Exposition Park
Mosaic Investment Partners has completed Tessera, a new mixed-use residential project near USC and Exposition Park in Los Angeles. Located at 1069 W. Exposition Boulevard, the seven-story building sits next to Metro’s Expo/Vermont Station and within walking distance of the University of Southern California campus.
What The Development Includes
Tessera includes 53 furnished apartments with layouts ranging from studios to four-bedroom units. The project is designed to accommodate up to 250 residents, targeting student and urban renter demand in one of Los Angeles’ fastest-growing transit-oriented corridors. Ground-floor retail space is also included, along with six units designated for extremely low-income affordable housing.
What Amenities Residents Will Get
The building includes multiple indoor and outdoor gathering areas aimed at modern multifamily living. Amenities feature a rooftop deck, second-floor terrace, and communal spaces designed for studying, working, and socializing. The furnished-unit model reflects growing demand for turnkey housing options near universities and transit hubs.
What This Means For USC Area Development
The project adds to the wave of infill development surrounding Expo/Vermont Station as developers continue targeting neighborhoods near major transit lines and educational institutions. Residential demand around USC has remained strong as the area evolves into a denser mixed-use district with new housing, retail, and transit connectivity.
What The Development Signals For Investors
Transit-oriented housing near universities continues attracting developer and lender interest despite broader market uncertainty. The project was financed through a partnership involving JLL Capital Markets, HC2 Capital, and Calmwater Capital, highlighting continued capital support for well-located multifamily projects in Los Angeles. SVA Architects and Sorensen Architects led the project design.
