What Is Being Built at 320 Lakeview Avenue

Construction is moving upward at Mr. C Hotel & Residences West Palm Beach, a 27-story mixed-use tower planned for 320 Lakeview Avenue in Downtown West Palm Beach. The development will combine a luxury hotel with branded residential units, delivering 110 hotel suites and 146 residences. A portion of the residences will be offered as turnkey homes, allowing buyers to move into fully furnished and finished spaces. The project is being developed by Terra and Sympatico Real Estate, with Arquitectonica leading the architecture, Meyer Davis handling the interiors and KAST Construction serving as general contractor.

What Construction Looks Like Today

A recent view from the 10th floor of the nearby Canopy by Hilton West Palm Beach shows the reinforced concrete structure reaching roughly the 16th floor. Construction is progressing on both the main tower and its multi-story podium. Crews are continuing work on unfinished slab edges, with reinforcing steel and post-tensioning components visible across portions of the lower levels. Two tower cranes remain active above the property, while a crawler crane continues supporting construction at the base of the building. Early glazing installation has also begun on portions of the lower floors, although much of the tower remains exposed reinforced concrete framing.

What The $285 Million Financing Means

The project moved into construction after securing a $285 million loan from TYKO Capital in 2025. Aztec Group represented Terra and Sympatico Real Estate in arranging the financing. The project had already attracted significant buyer interest when the financing was announced, with approximately 70% of the residences reported sold at the time. That figure has since climbed to more than 85%, showing continued demand for the branded residences as construction progresses.

What Residents And Guests Can Expect

The completed tower will feature residences with open layouts, large windows and views toward the Intracoastal Waterway and Downtown West Palm Beach skyline. Planned amenities include a garden-level lap pool with private cabanas, a poolside bar and lounge, fitness facilities, dedicated yoga, Pilates and Peloton rooms, and a spa with steam and sauna facilities. Residents will also have access to a library, business lounge, Little C's Outdoor Playground and private elevators. Curated art installations will be incorporated throughout the building's shared spaces, adding another layer to the project's luxury positioning.

What The Mr. C Brand Brings to West Palm Beach

Mr. C Hotels & Residences was founded by Ignazio and Maggio Cipriani, members of the fourth generation of the Cipriani hospitality family. The brand launched in Beverly Hills in 2011 and has since expanded to locations including Miami, Dubai and Boca Raton. The West Palm Beach project will mark the brand's first property in Palm Beach County. The combination of the Cipriani name, branded residences, hotel services and resort-style amenities is positioning the project as a high-end addition to West Palm Beach's growing luxury residential and hospitality market.

What The Timeline Looks Like

Construction is expected to continue through 2027, with Mr. C Hotel & Residences West Palm Beach scheduled for completion that year. As the concrete structure continues to rise and exterior glazing progresses, the project is moving closer to revealing the full scale of the 27-story tower and its impact on the Downtown West Palm Beach skyline.
