Terra and Lion Development Group have unveiled plans for a 48-story condominium tower in Midtown Miami. The proposed project, named Midtown 1, is slated for consideration by the city’s Urban Development Review Board on May 15. Situated on a 1.6-acre site at 3501 N.E. First Ave., the development is a venture between Terra, led by David Martin, and Lion Development Group, led by Michael Simkins. The property, acquired for $40.6 million in 2023 by Midtown 1 Investments LLC, is set to be transformed into a sprawling residential complex encompassing 606,856 square feet.

With 400 units and 27,658 square feet of retail space, Midtown 1 promises to offer a luxurious living experience in the vibrant nexus of the Miami Design District and Midtown Miami. Standard units, ranging from 868 to 2,200 square feet, will be complemented by a lavish 14,471-square-foot penthouse crowning the tower’s summit.
