Key Points

  • $2B to $3B redevelopment planned along the Intracoastal at 1309 N. Flagler Drive
  • New hospital to expand from 175 to 225 beds with advanced specialty services
  • Master plan includes luxury condos, workforce housing, a hotel, retail, and a longevity center

The Plan

Good Samaritan Medical Center, part of Tenet Healthcare, is partnering with Easton Street Capital on a sweeping redevelopment of its waterfront campus in West Palm Beach. The long term vision, estimated between $2 billion and $3 billion, would transform the existing hospital property into a vertically expanded medical hub surrounded by residential, hospitality, and retail uses. Developers are preparing to submit a formal application to the city in the coming weeks.

Hospital First

The core of the project is a brand new hospital rising west of the current five-story structure, which will remain open during construction. The new facility would double the building’s height and increase capacity from 175 to 225 beds. Leadership says the expansion will introduce advanced cardiac care not currently available locally, while strengthening oncology, surgical services, neurosciences, breast health, and pediatric care. Construction is targeted for mid 2027 with an estimated 30-month buildout. Once complete, the original building would be demolished and replaced with a mixed-use complex anchored by a longevity and wellness center.

 A Mixed Use Waterfront Campus

Beyond healthcare, the proposal includes workforce housing along the western edge of the site to support staff retention in a rising housing market. Plans also call for two 25-story luxury condominium towers of about 150 units each overlooking the Intracoastal, plus a hotel tower serving medical visitors and leisure guests. The concept blends healthcare delivery with residential and hospitality density, creating a true live-work wellness environment on the waterfront.

Investor Takeaway

The proposed redevelopment signals strong confidence in West Palm Beach’s long-term growth story. By pairing institutional healthcare with luxury residential and hospitality components, Tenet and Easton Street Capital are positioning the site as a new medical and mixed-use anchor for the Flagler corridor. For landlords and investors, this is a reminder that healthcare-anchored districts remain one of the most resilient and scalable plays in high-growth Florida markets.
