A Prominent River West Building Set for Residential Transformation

Chicago's River West district is gearing up for a notable transformation as local firm Tandem unveils plans to convert a low-rise loft office building into residential units. The building, located at 1040 West Huron Street, spanning 42,000 square feet, will undergo a conversion into 32 residential units, marking a strategic shift in response to evolving market dynamics.

Background and Decision-Making

Tandem initially constructed the adjacent 23-story apartment building in 2019, intending the three-story structure for commercial purposes. However, the pandemic-induced shift towards remote work significantly impacted Chicago's office sector, leading to increased vacancies. This challenging landscape prompted Tandem's decision to pivot towards residential development, aligning with a prevalent trend in the Chicago real estate market.

"We've been trying to lease the building for a long time, and we just need to do something else, so we're following what a lot of other developers are seeing, that residential is a better path at this point," explained Chris Walsh from Tandem.

Project Details and Feasibility

While office-to-residential conversions can pose challenges due to design constraints and costs, Tandem's project is deemed feasible primarily through interior remodeling, streamlining the conversion process. The new residential development will complement Tandem's existing apartment tower, Avenir, offering similar amenities but with larger floor plans due to the loft layout.

The project includes 24 one-bedroom units, eight two-bedroom units, with six units designated for affordable housing to meet city regulations. Pending approval, construction is scheduled to commence in the fall, targeting completion by May 2025.

The 1040 West Huron Street conversion project signifies a strategic response to market shifts, reflecting a growing trend of repurposing office spaces into residential units to adapt to evolving real estate dynamics. Tandem's vision aligns with the changing landscape of urban living preferences, offering a blend of modern amenities and thoughtful design in Chicago's vibrant River West neighborhood.
