The Swerdlow Group is unveiling an ambitious plan to transform Miami's Little River and Little Haiti neighborhoods with a sprawling, mixed-use public housing project. Encompassing a vast expanse of 65 acres, this groundbreaking development comes with a price tag of $2.6 billion, aiming to address the pressing need for workforce and affordable housing in the area. With a vision that goes beyond mere construction, the project aims to foster inclusive communities and enhance the quality of life for thousands of residents.
Redevelopment and Expansion of Public Housing Projects
Stepping into the realm of urban revitalization, the Swerdlow Group, headquartered in Coconut Grove, has answered Miami-Dade County's call to redevelop and expand four public housing projects. Embracing the challenge, Swerdlow is poised to embark on a venture that promises to transform the landscape over the next decade. This ambitious endeavor will encompass both public and private land, with a majority of the financing coming from private sources.
To bring this vision to life, Swerdlow has entrusted renowned architectural firm Arquitectonica to design the project. With their masterful touch, a new chapter in Miami's architectural tapestry is set to unfold. Having submitted plans in November, Swerdlow now awaits the verdict from the county. As the negotiations between county officials and the developer ensue, an agreement that satisfies all parties involved must be reached before the project is presented for commission approval.
Under the proposed federally funded program, a ray of hope shines for the current residents of the complexes slated for demolition. These individuals would have the opportunity to transition seamlessly into the newly constructed projects at affordable rents, ensuring that their sense of community remains intact even amidst the forthcoming changes. With this comprehensive approach, the Swerdlow Group aims to not only revitalize the physical environment but also uplift the lives of those residing within.
A 27-Acre Redevelopment Project

Swerdlow is teaming up with AJ Capital Partners, the majority owner of a vast 27-acre land portfolio in Little River, to bring about one of Miami's most ambitious revitalization endeavors. The magnitude of this project is awe-inspiring, as it plans to reshape the community on an unprecedented scale. Not limited to housing alone, the vision encompasses a wide range of additions, including a Home Depot and a sprawling 700,000 square feet of parks and green spaces. Stretching from I-95 to Northeast Second Avenue, this urban transformation will span multiple blocks, creating a vibrant tapestry of innovation and modernity.
New Housing Development in the Works
A transformative housing project is on the horizon, bringing potential relief to low-income households and the county's workforce. Plans are underway for the construction of nearly 5,000 units, with 1,400 units designated as affordable housing for low to very low income residents. Additionally, approximately 3,500 apartments will be reserved for those earning no more than 120 percent of the county's median income. To finance the affordable housing components, the developer plans to utilize federal tax credits, ensuring accessibility for those in need. Furthermore, the proposal hinges upon the establishment of a special taxing district, aimed at funding crucial infrastructure improvements. This ambitious venture aims to provide attainable housing options while enhancing the community's overall well-being.
