In a remarkable endeavor to revitalize a dilapidated condo building, Multiplan Real Estate Asset Management has recently completed the acquisition of a picturesque 0.9-acre oceanfront site for a whopping $64 million. The brainchild of Brazilian developer Joe Issac Peres, the visionary project envisions the emergence of a magnificent 10-story tower that will serve as an epitome of luxury living with its 25 exquisite for-sale apartments.
The expansive property, nestled on 9309 and 9317 Collins Ave, changed hands from an entity controlled by Vivian Dimond, the esteemed founder of Bayshore Grove Capital and a distinguished broker at Brown Harris Stevens Miami. It is worth mentioning that Dimond's unwavering commitment to this venture over the years saw her invest a substantial $36 million between 2020 and 2022 to acquire both the property and its condos.
Paving the way for this transformative endeavor, the previous voluntary evacuation order in July 2021 due to perceived safety concerns has not deterred Multiplan Real Estate Asset Management in the slightest. Embarking on this audacious journey, the company takes pride in spearheading the revitalization and crafting a pristine haven along the vibrant shores.
Assuming a pivotal role in this monumental acquisition is Phil Gutman, the owner of real estate firm Pgutman LLC and the former president at BHS. Armed with extensive expertise, Gutman adeptly represented Multiplan in this landmark deal, shaping the future of coastal living.
A Modern Marvel Rises in Surfside
A new wave of luxury living is set to hit Surfside with the unveiling of a visionary development that promises to elevate the area's residential landscape. The ambitious project, designed by the renowned Arquitectonica, presents a departure from the previously approved 12-story tower. While specifics remain undisclosed, insiders hint at groundbreaking modifications.
The original proposal showcased a masterful blend of form and function. Each floor housed two or three units, boasting wrap-around balconies that create an intimate connection with the breathtaking surroundings. For residents' convenience, an underground parking deck with 70 spaces would be situated beneath the ground-floor lobby, featuring an inviting outdoor lounge area, reflective ponds, and a serene spa. A state-of-the-art fitness center and resistance pool on the second floor would provide unparalleled wellness amenities, while the crown jewel—a rooftop pool deck—beckons with vistas beyond measure.
The visionary behind this grand endeavor, Marcelo Kingston of Multiplan, believes that these opulent residences will quench the insatiable thirst for high-end development in Surfside. With its tantalizing features and timeless elegance, this modern marvel is poised to capture the imagination of those seeking the epitome of coastal living.
A Rise in Miami Beach Condo Prices
When it comes to the Miami Beach real estate market, the numbers are telling a compelling story. In the fourth quarter, the average sale price of a condo climbed to $1.2 million, marking an impressive 8.8% increase compared to the previous year. Even on a quarter-over-quarter basis, prices saw a 6.6% uptick, demonstrating the attractiveness of luxury condos in this vibrant city. These figures, extracted from Douglas Elliman's data, shed light on the thriving condo market in Miami Beach.
While the average price per square foot showed only a marginal increase over the course of the year, rising less than a percentage point, it is the shift in buyer preferences that catches the eye. With 661 sales recorded in the fourth quarter, there was a notable decline of 16% from the previous year. This decline, however, indicates that buyers are now gravitating towards larger units, seeking spaciousness and comfort in their homes.
Amidst this evolving real estate landscape, Kushner Cos., a prominent New York-based developer, has secured approval for an enticing new project in the heart of Miami Beach. Located at 9300 Collins Ave., just across from the Multiplan site, this luxury apartment building promises to be a sight to behold. Boasting 87 units spread across three stories, the development will feature a unique addition: a beautifully designed 1,185 square feet synagogue. The inclusion of this house of worship not only adds to the architectural grandeur but also grants Kushner the privilege of designating the project as mixed-use, thus justifying the construction of an underground parking garage with 184 spaces.
As Miami Beach continues to enchant homebuyers and investors alike, these recent developments pulsate with promise and potential. The rise in condominium prices speaks to the allure of this waterfront paradise, while the shift towards larger units reflects changing buyer preferences. With Kushner Cos. injecting a touch of elegance and spirituality into their luxurious project, the city's real estate landscape is poised to reach new heights.
A Bold Move in the Face of Adversity
Damac International, a prominent developer based in Dubai, is forging ahead with an audacious plan to construct a 12-story condo development just a mile away from Muliplan's project. However, this proposed development site holds a tragic history—it is the location of the devastating collapse of Champlain Tower South in 2021, which claimed the lives of 98 individuals.
This contentious plan, consisting of 52 condos, has encountered fierce opposition from the families of the victims, who had aspirations of creating a memorial on the grounds. After a protracted battle, local authorities finally granted approval for the development in September.
Unyielding in their determination, Damac enlisted the expertise of Dimond and her partner at BHS, Jeff Cohen, to guide them in acquiring the site.
