Tower Specs and Design

The approved tower will rise 820 feet across 62 stories, making it the tallest building in Sunny Isles Beach once completed. Residences will range from three to six bedrooms, including full-floor penthouses at the top levels. Larger unit sizes signal a focus on end users and ultra-high net worth buyers rather than investors chasing smaller units. The design by Cohen Freedman Encinosa & Associates Architects features a slender glass profile rising from a multi-level podium. Landscape architecture is led by Enzo Enea, reinforcing the project’s resort-style positioning.

Amenities Built for Premium Pricing

Amenity space is split between the eastern and western sides of the site. The oceanfront side will feature a lap pool, outdoor spa, private cabanas, and direct beach access. On the west side, plans call for a resort-style pool deck, water features, a padel court, and landscaped open space with a sculpture garden. For brokers, this level of programming is critical. In today’s luxury condo market, amenities are no longer optional. They are central to absorption and pricing strategy.

The Capital Stack and Timeline

Hard construction costs are estimated at $294 million, with total development costs projected at roughly $351 million. The developers requested up to five years to secure permits and another five years after permit issuance to complete construction. Delivery is targeted by the end of the decade, aligning with a longer-term view of the luxury cycle.

What It Signals for Landlords and Investors

This approval reinforces several trends shaping coastal South Florida. Prime oceanfront land continues to command nine-figure pricing. Developers are willing to wait through entitlement cycles to secure trophy height and density. And a luxury product remains the preferred path for maximizing land value. For owners of aging coastal multifamily assets, the message is clear. The highest and best use may not be stabilization. It may be redevelopment.
