Sterling Bay, the developer behind an ambitious mixed-use development located at 1840 N Marcey Street in Lincoln Park, has unveiled the first renderings for the project, marking a significant stride in the area's urban transformation.

What Sterling Bay is proposing: Situated just west of N Clybourn Avenue, across the river from Lincoln Yards, this project aims to replace a one-story commercial building and introduce a modern and dynamic urban complex to the neighborhood. The development will span a long 94,000-square-foot site, divided into two distinct sub-areas, each featuring a high-rise tower.

The northern portion of the project: This tower will be the tallest, rising 27 stories atop a site-wide podium. It will feature 3 retail spaces, a lobby and parking for up to 206 vehicles, and it will be crowned by a spacious outdoor deck. The upper floors will house 300 residential units, averaging 747 square feet each.

The southern portion of the project: To the south, the second tower will have 16 stories. This building will feature 154 parking spaces and, like its sister, three retail spaces, a lobby and an outdoor deck crown. The building will accommodate 308 residential units averaging 780 square feet. 

The project in numbers: Overall, the development is expected to house an impressive 608 units, with a noteworthy 15 % (92 units) designated as affordable housing. This number stems from the developer's contribution of $4.5 million into the Affordable Housing Opportunity Fund, in lieu of the required 122 affordable units.

As of now, the cost of the project remains undisclosed, and no groundbreaking date has been announced. Sterling Bay, the developer spearheading this project, is also behind two other proposals in the vicinity, including the one at 2033 N Kingsbury Avenue, all contributing to the anticipated transformation of the future home of Lincoln Yards.
