Sterling Bay & SCB Unveil Renderings for Upcoming Mixed-use Development in Lincoln Park

Sterling Bay has revealed updated plans for a mixed-use development at 1840 N Marcey Street in Lincoln Park, near the future Lincoln Yards site. The lot, currently housing a commercial building and bounded by curved railroad tracks, will be transformed into a significant urban development.

Design Revisions

Originally announced last year, the project has undergone several design changes following community meetings. The local architecture firm SCB continues to lead the design efforts. Key revisions include a reduction of parking spaces from 360 to 275, with 40 percent of the parking moved underground. The northern tower will now rise to 25 stories (approximately 275 feet), down from 27 stories. The southern tower will be 15 stories (about 195 feet), reduced by one floor. The previously proposed wave-style design has been replaced with flattened ends. Ground floor retail space has been reduced from 17,600 square feet to 9,600 square feet. There is an increase in residential units from 608 to 615.

Affordable Housing

A significant update is the inclusion of all required affordable units on-site. This means 124 of the 615 residential units will be designated for individuals making 60 percent of the area median income (AMI).

Approval Process

The project is set to go before the City Council for zoning approval. Despite the lack of support from the local alderman, as reported by Crain's, this development tests the long-standing aldermanic prerogative that has historically influenced project approvals in Chicago.

No specific timeline for construction has been provided. The approval and subsequent steps will determine the project's progress and eventual groundbreaking.
