Boston Properties' & Moinian's $3 Billion Project in Hudson Yards Remains Paused

The Stalled Giant in Hudson Yards

Imagine a towering 56-story skyscraper, designed to be a beacon of modern architecture in Manhattan's Hudson Yards. This is the vision for Three Hudson Boulevard, a project that has unfortunately been stalled since early 2020. Despite the reinforced concrete foundations being laid and the core walls built to street level, the site has remained dormant, with no signs of further construction activity.

The Vision for Three Hudson Boulevard

Three Hudson Boulevard was planned to be a $3 billion, 940-foot-tall office skyscraper, boasting 1.86 million square feet of office space. The project, developed by Boston Properties and The Moinian Group and designed by FXCollaborative, was set to occupy a full city block, bordered by West 35th Street, West 34th Street, Bella Abzug Park, and Eleventh Avenue.

Current State of the Project

Today, the site of Three Hudson Boulevard is a stark contrast to the bustling activity of the surrounding area. Construction fencing still stands around the property's perimeter, but all machinery has been removed. The core walls at the center of the lot are hidden beneath a protective layer of dark wooden boards, and the reinforced concrete foundations are the only evidence of the skyscraper that was meant to be.

The Surrounding Hudson Yards District

While Three Hudson Boulevard remains stalled, the Hudson Yards district continues to thrive. The area is home to several newly completed and upcoming office, residential, and hotel skyscrapers, including The Spiral by Bjarke Ingels Group, 50 Hudson Yards by Foster +Partners, The Set and Coterie at 451 Tenth Avenue by Handel Architects, and a forthcoming Aloft Hotel at 450 Eleventh Avenue by DSM Design Group.

The Future of Three Hudson Boulevard

If construction on Three Hudson Boulevard resumes, it will rise directly west of The Spiral, offering tenants panoramic views of the Hudson River. The ground floor was planned to feature a 40-foot-tall lobby with casual food and beverage options, a sky lobby on the second floor, and column-free office floor plates above. The third through seventh floors were designed to span 50,000 square feet each, with some levels offering ceiling heights of up to 30 feet.
