In the bustling corridors of the St. Regis, competition for prospective buyers takes an interesting twist. One floor up, a property re-listing is undermining Magellan Realty's pricing strategy. On the 17th floor, a spacious three-bedroom unit spanning 2,500 square feet, initially acquired for $2.3 million in 2021, is now on the market for $2.395 million.

Price Wars on the 17th Floor

Unit 17's sellers, represented by Compass' Rafael Murillo, are marketing the listing as "below developer pricing." A similar three-bedroom unit, covering 2,600 square feet on the 16th floor, carries a higher price tag of $2.9 million. This scenario isn't unique, as another unit on the 58th floor, previously sold for $4.2 million in 2022, is now listed at just under $4.4 million. This discrepancy exemplifies a growing trend in the residential tower.

St. Regis: A Hub of High-Value Transactions

The St. Regis Chicago has consistently secured some of the city's priciest condo deals in recent years. In 2022, it hosted Chicago's most expensive residential transaction, a $20.6 million sale. Currently, the property boasts 27 condos for sale, ranging from $940,000 to over $11.5 million, with six marked as contingent. Notably, the building's most expensive unit, a four-bedroom, 6,000-square-foot residence, is asking for $11.5 million. Seven listings are resales from original buyers, adding diversity to the market.

The Rise of St. Regis Chicago

Formerly known as the Wanda Vista Tower, the St. Regis Chicago is a remarkable 101-story structure, completed in 2020. Situated at 363 East Wacker Drive, it stands as the city's third tallest building, with Jeanne Gang of Studio Gang Architects at the helm as the chief architect. This year, the hotel portion of the tower fetched around $134 million, marking a significant hotel sale in Chicago's recent history.

Gencom and GD Holdings Make a Record-Breaking Purchase

The joint venture of Miami-based Gencom and Denver-based GD Holdings made waves with their purchase, nearly setting a new record for the price per room at approximately $700,000, reinforcing the St. Regis' place as a prominent and evolving landmark in Chicago's real estate landscape.
