What South Park Group Is Building

Construction is moving vertically at 8000 West Beverly Boulevard, where South Park Group is developing a new six-story residential and retail building at the corner of Beverly Boulevard and Edinburgh Avenue. The project will deliver 56 apartments plus one accessory dwelling unit, replacing a former low-rise commercial property. The residential mix includes studios, one-bedroom and two-bedroom units. South Park Group has been working on the project for years, with the site acquired through Beverly Pacifica LLC. The company purchased the property for approximately $7.9 million in 2014, according to previous reporting.

What The 57 Units Will Include

The development will place 1,375 square feet of retail space at street level beneath the apartments, with more than 30 vehicle spaces located in a subterranean garage. The project also includes a significant affordability component. Six apartments will be reserved for very-low-income households, while two additional units will be designated for moderate-income households under the project's approval conditions. The development received density bonus incentives, allowing South Park Group to build a larger project than standard zoning would otherwise permit.

What Plus Architects Is Designing

Plus Architects designed the contemporary building, with the Beverly Boulevard frontage featuring deeply recessed windows, balconies and angular façade elements. The corner transitions into a rounded volume with curved glazing, while a lower portion of the building steps back to create a landscaped amenity terrace. The design reflects the developer's broader relationship with Plus Architects. The two firms have worked together on several Los Angeles multifamily projects, including additional developments in Beverly Grove and nearby West Hollywood.

What The Project Means For Beverly Grove

The development is part of a broader wave of multifamily infill construction in Beverly Grove, where older commercial properties are being replaced or repositioned for residential and mixed-use development. South Park Group's own project portfolio lists 8000 Beverly Boulevard as a 57-unit mixed-use development, while construction firm Ravello Construction identifies the project as one of its current developments. The strategy is straightforward for investors: add housing and retail to an established Los Angeles corridor while using density bonus incentives to increase residential yield and incorporate income-restricted units.

What Comes Next

The latest construction photos show the structure reaching approximately the second level above grade, putting the project well beyond its initial site work. South Park Group's current project information lists an expected December 2026 completion, although the latest construction progress suggests the schedule should be monitored as work continues. With 57 residences, ground-floor retail and affordable housing, 8000 Beverly Boulevard is adding another mixed-use asset to one of Los Angeles' most active infill neighborhoods.
