South Florida has become a popular destination for financial firms relocating from major cities like New York, Chicago, and San Francisco in recent years. However, despite the initial excitement, data shows that the actual leased space by financial firms in South Florida has not met expectations.

When did Florida become the focus: In 2020, South Florida emerged as a top choice for financial firms as they went back to business in the early days of the pandemic. Financial firms leased nearly a quarter of all leased office space in South Florida that year, surpassing major financial hubs like Chicago and New York

How and why things changed: Three years later, financial firms have consistently taken up less space in South Florida, representing a decline in the percentage of office leases.

One reason for this is that South Florida office leases, in general, tend to be for smaller spaces compared to those in New York, Chicago, and other places. The expansion of companies to the south was often limited to executives opening a small outpost in South Florida, while support staff and operations requiring larger offices remained in their original locations.

Another reason is that financial industry growth has been observed in other markets. In New York, space leased by financial tenants accounted for a higher percentage of all office square footage leased this year, in South Florida. The same trend was seen in Chicago, San Francisco, and LA County.

South Florida’s current landscape: Despite the decreased leasing activity, South Florida's office market is still outperforming much of the rest of the U.S. This is due in part to the influx of out-of-state companies, which has helped to build South Florida's resiliency against the recent slowdown caused by economic stagnation.

Overall, South Florida remains an attractive prospect for financial firms, even though the actual leased space by financial firms has not met expectations.
