SoundCloud, the music streaming service that has played a significant role in the rise of a new generation of rap artists, is set to change its New York City base. The company is moving from its current location in Union Square to a new office in the vibrant Meatpacking District.
SoundCloud has entered into a sublease agreement with Kobalt Music Group for a 23,000 square foot space on the sixth floor of the William Kaufman Organization’s building at 2 Gansevoort Street. The details regarding the length of the lease remain undisclosed, but sources suggest the asking rent was around $75 per square foot.
Established in Germany, SoundCloud first opened its New York City office in 2014 at 101 Fifth Avenue. The company later moved to 71 Fifth Avenue, a stone's throw from Union Square. The upcoming relocation to the Meatpacking District is scheduled for January 1.
With this move, SoundCloud will continue the musical legacy at 2 Gansevoort, taking over the space from Kobalt, a music publishing company that had leased the space in the nine-story building since 2017. The reasons for Kobalt's decision to sublease the space remain unclear.
SoundCloud was represented by Peter Hennessy, Jim Wenk, and Kirill Azovtsev from Savills in the deal. The representative for Kobalt in the transaction has not been disclosed. Other tenants in the 210,000-square-foot building include health care company Rightway, fashion brand Theory Holdings, and life sciences firm Fortress Biotech.
As SoundCloud prepares to start a new chapter in the Meatpacking District, the music industry and real estate professionals alike will be watching with interest.
