Miami's Wynwood neighborhood, known for its vibrant arts and culture scene, is set to welcome Sony Music, which has signed a significant 45,000-square-foot lease at 545 Wyn. This deal, reported as the largest new lease in the city during the third quarter, marks Sony's consolidation of its South Florida office space.
The hot spot for entertainment firms: Wynwood has increasingly become a hub for entertainment and media companies attracted to its creative atmosphere, where street art, diverse dining options, retailers, and music venues abound. In 2019, Live Nation Entertainment leased 8,000 square feet at The Annex Wynwood, while Spotify secured 20,000 square feet at the Oasis Wynwood in 2020 for its South Florida headquarters. In 2021, there were reports that ByteDance, TikTok's parent company, was exploring office space options in the neighborhood.
Sony’s new home in numbers: The 545 Wyn building, a 299,000-square-foot property developed by Chicago-based Sterling Bay in 2020, features an attached 442-space parking garage, a fitness center, a fifth-floor terrace, and ground-level retail. Leasing for the property is managed by Blanca Commercial Real Estate, and there is currently 51,000 square feet of shell space available for lease with an asking rate of $73 per square foot.
Wynwood continues to grow: This neighborhood’s appeal has driven up office rental rates, with an average asking rate of $79.69 per square foot, which is more than 30% higher than the city's average rates and second only to the Brickell neighborhood. Despite a direct vacancy rate of 16.5% in Wynwood, which is significantly higher than Miami's overall 9.1% vacancy rate, the neighborhood achieved positive absorption of 47,000 square feet in the third quarter, outperforming all other submarkets except Downtown Miami and Kendall, both of which have substantially more inventory.
Other projects in the pipeline: Furthermore, Wynwood is experiencing growth with 640,000 square feet of office space under construction. Among these projects is The Wynwood Plaza, a 1 million-square-foot mixed-use development with 266,000 square feet of office space, 509 apartments, and 32,000 square feet of retail. The property is slated for delivery in 2025 and has already secured notable tenants, such as Claure Group and Weitz & Luxenberg.
Sony Music's move to Wynwood underscores the neighborhood's growing appeal as a creative and business hub for diverse industries.
