  • Alta Development is building SOMI Walk, a 16-story, 173-apartment, 673-bed student housing tower exclusively for University of Miami students.
  • The project will feature resort-style amenities, including two swimming pools, a rooftop pool, wellness center, study lounges, paddle courts, golf simulator, sauna, and cold plunge.
  • Located at 7090 SW 59th Place in South Miami, SOMI Walk is expected to open for the Fall 2028 semester.

What SOMI Walk Will Bring to South Miami

Alta Development is redefining off-campus student housing with SOMI Walk, a purpose-built luxury community designed exclusively for University of Miami students. Rising 16 stories near Sunset Drive and U.S. 1, the project will deliver 173 apartments with 673 beds, replacing the former Rodeway Inn site that was acquired for $29 million and demolished earlier this year.

The development reflects the growing demand for premium student housing as universities and private developers compete to provide modern living environments that go beyond traditional apartments.

What the Development Will Include

SOMI Walk is being marketed as "student living reimagined as a resort," offering an extensive collection of hospitality-inspired amenities. Residents will have access to two swimming pools, including a rooftop pool overlooking Coral Gables and South Miami, along with a wellness center, private study lounges, study rooms, paddle courts, golf simulator, sauna, and cold plunge.

Every bedroom will include a private bathroom, while nearly every apartment will feature a private balcony. The community is designed to balance student life with wellness, recreation, and academic productivity.

What Makes the Location Stand Out

One of SOMI Walk's biggest advantages is its location. The property sits just a short walk from the South Miami Metrorail Station, allowing students to reach the University of Miami campus without relying on a car. Residents will also be within walking distance of restaurants, coffee shops, fitness studios, and The Underline, one of Miami's fastest-growing public spaces.

The development joins a growing collection of upscale student housing communities serving UM students, reflecting increasing demand for housing that offers convenience, security, and premium amenities.

What This Means for Student Housing

Purpose-built student housing continues to emerge as one of the strongest sectors in multifamily real estate. Universities with limited on-campus housing and growing enrollment are driving demand for private developments that provide modern amenities and predictable leasing cycles tied to the academic calendar.

Scheduled to welcome residents in Fall 2028, SOMI Walk represents the next generation of student housing, where luxury amenities, transit access, and lifestyle experiences have become key factors for students and their families when choosing where to live.
