What SomeraRoad Is Building at 98 Montague Street

SomeraRoad is giving one of Brooklyn Heights’ best-known historic properties a luxury residential future with the debut of The Ritz-Carlton Residences, Brooklyn Heights. The project will convert the former Hotel Bossert, a Renaissance Revival building that opened in 1909, into a high-end condominium offering under the Ritz-Carlton brand. The property has been vacant through years of stalled redevelopment efforts. SomeraRoad purchased the building for $100 million in May 2025, after Beach Point Capital took control through foreclosure. The acquisition marked a major reset for the property after previous hotel conversion plans failed to move forward.

What The Historic Building Will Become

Recent Landmarks Preservation Commission filings show a plan for approximately 61 condominium residences within the existing building, along with courtyard infill, new window openings and a revised rooftop addition designed to reduce its visual impact. The building spans roughly 187,200 square feet. The restoration will preserve signature architectural elements including the geometric brick façade, granite and limestone base, terra-cotta detailing, arched windows and cast-iron railings. SomeraRoad founder and managing principal Ian Ross said the team is focused on restoring the property while creating what it believes will be “Brooklyn’s premier residential address.”

What The Ritz-Carlton Brand Adds

The project marks The Ritz-Carlton’s Brooklyn debut and the brand’s 50th standalone residence in its global development portfolio, according to Marriott. Residents will receive Ritz-Carlton services and amenities alongside access to Marriott’s Residence Owner Recognition Program, ONVIA. Planned offerings include a 24-hour attended lobby, residential services and wellness, leisure and entertaining amenities. For investors, the branding is significant. Brooklyn Heights is a supply-constrained luxury neighborhood where adaptive reuse can create a differentiated product without relying on a ground-up development site.

What The Restaurant Brings To Montague Street

The project will also add a major commercial component to the neighborhood. Union Square Hospitality Group, founded by Danny Meyer, will open its first full-service Brooklyn restaurant on the ground floor. Recent project filings identify the restaurant at approximately 3,200 square feet. That fits the broader evolution of Montague Street, where Brooklyn Heights has attracted a growing collection of independent restaurants and food businesses. The corridor already serves a dense residential population with restaurants, services and neighborhood retail.

What Comes Next For The Bossert

Construction is expected to start later this year, with completion targeted for 2029. Recent reporting indicates the Landmarks Preservation Commission is reviewing revised plans for the residential conversion and rooftop work. The project is a notable example of adaptive reuse, luxury residential development and hospitality branding converging in a high-value New York neighborhood. SomeraRoad bought a distressed, vacant landmark and is repositioning it into a branded condominium asset with a destination restaurant, preserving the building while changing its economic use.
