Solow Management Makes Way for 52-story Residential Tower in Billionaire's Road

Demolition efforts are progressing at 12 West 57th Street, the location designated for a future 52-story residential skyscraper in Midtown, Manhattan. This project, which was designed by Skidmore, Owings, & Merrill and spearheaded by Sheldon Solow of Solow Management Corp., has been in the works since permits were filed in 2019. Positioned between Fifth and Sixth Avenues, and spanning West 56th and 57th Streets, the skyscraper will be part of Billionaires' Row.

Current State of Demolition

Recent images show the last two buildings adjacent to the Crown Building at 730 Fifth Avenue enveloped in scaffolding and construction netting as demolition crews work towards street level. Since the previous update in May 2023, progress has been slow, with only a few floors taken down. However, it is anticipated that the remaining demolition could be completed by the end of the year. The already cleared sections to the west are currently used as a staging area for ongoing demolition activities.

Architectural Design and Features

Renderings reveal a sleek, monolithic structure with a dark glass façade. An annex, shorter in height, will be offset from the main skyscraper's base and feature white paneling in contrast. The main entrance for residents will be situated on West 57th Street, accompanied by a small pond and sculpture. Additionally, a two-story retail space will be located just to the west of the entrance. It is uncertain if Skidmore, Owings, & Merrill have made any modifications to their initial design over the years.

Timeline and Future Plans

As of now, the construction and completion dates for the skyscraper at 12 West 57th Street remain unconfirmed. The project continues to move forward, albeit gradually, with the demolition phase nearing its end and preparations for construction underway.
