Sitomer highlighted that the feedback from investors suggests the fundraising goal will likely be surpassed. Currently, SL Green has lined up $300 million to $400 million in deals for the fund, which are planned for deployment in 2024 and early 2025. This comes as U.S. commercial real estate prices have dropped by an estimated 21% since their peak in March 2022, driven by the Federal Reserve's interest rate hikes and persistent inflation.

Market Conditions and Strategic Fund Deployment

The new fund, launched in February, aims to capitalize on the opportunities presented by the current distress in the commercial real estate market. Investors view New York City as a stable investment destination, differentiating it from other U.S. office markets, and this sentiment is reflected in the strong fundraising response.

Tech Sector Drives Demand for NYC Office Space

SL Green also reported a significant uptick in leasing demand for its high-end office spaces in New York City, particularly from technology companies. This sector's demand has doubled to 5.5 million square feet over the past year, driven by major players like Amazon, Apple, Intuit, and OpenAI seeking office space.

Market Activity and Stock Performance

Steven Durels, SL Green's director of leasing and real property, noted that these tech giants have recently entered the market, contradicting earlier rumors. SL Green's stock has responded positively to these developments, rising 2% for the week and 19.7% year-to-date, according to FactSet data.
