Skyline Developers Tops Out 26-Story Residential Building in Midtown Manhattan

The construction of 18 West 55th Street, a 26-story residential building in Midtown Manhattan, has reached its highest point. Designed by Morris Adjmi Architects and developed by Skyline Developers, the 289-foot-tall building will house 97 rental units, ground-floor commercial space, and a cellar level.

Development Background

Skyline Developers, operating under 18 West 55th Street LLC, acquired the property for $83 million in 2017. The structure will encompass 152,084 square feet, with rental units averaging 1,319 square feet. Additionally, it will feature 6,380 square feet of commercial space on the ground floor and a 10,343-square-foot cellar.

Construction Progress

Since early February, significant progress has been made. The reinforced concrete superstructure has now reached its peak, and the main northern elevation is being enclosed with yellow insulation boards and floor-to-ceiling windows. PG New York is installing a Glass Fiber Reinforced Concrete (GFRC) panel facade.

Design and Layout

Elevation diagrams on the Department of Buildings website reveal a six-story podium along West 55th Street, followed by volumes with setbacks providing space for private terraces. The building culminates in a four-story pinnacle, with residential and mechanical floors. Residential amenities will be located in the cellar and on floors two through eight.

Location and Accessibility

The project is situated between Fifth and Sixth Avenues, adjacent to the Peninsula Hotel. The closest subway access is via the E and F trains at the 5th Avenue-53rd Street station.

Completion Timeline

The anticipated completion date for 18 West 55th Street is October 2025.
