Skyline Developers' 18W55 Reaches Full Lease-Up in Under Nine Months
  • Skyline Developers has fully leased 18W55 less than nine months after launching leasing.
  • The 25-story boutique luxury rental tower features 97 residences just off Fifth Avenue in Manhattan's Plaza District.
  • Asking rents ranged from $4,945 to $36,500 per month, highlighting continued demand for high-end rental housing in Midtown.

18W55 Hits Full Occupancy

Skyline Developers announced that 18W55 has reached full lease-up less than nine months after officially launching leasing. Located just off Fifth Avenue in Manhattan's Plaza District, the 25-story boutique rental tower leased all 97 residences, including its full-floor penthouse collection. Monthly asking rents ranged from $4,945 for studios to $36,500 for premium residences. The rapid absorption reflects strong demand for luxury rental housing in Midtown.

A Different Kind of Luxury Rental

Developed by the Wilf family's Skyline Developers, 18W55 was designed to fill a gap in Manhattan's high-end rental market. The Morris Adjmi Architects-designed building combines condominium-quality finishes with the flexibility of renting, attracting professionals, international residents, and New Yorkers relocating from neighborhoods including Tribeca and the Upper East Side. Seventeen residences include private terraces, while select homes overlook the MoMA Sculpture Garden.

Hospitality-Driven Amenities

The building offers approximately 10,000 square feet of resident amenities included in the monthly rent. Features include a fitness and wellness center, golf simulator, private cinema, social lounge, two-story coworking suite, meeting rooms, and 24-hour attended lobby. Lifestyle programming is managed by LIVunLtd, which organizes resident events ranging from fitness classes and wellness sessions to networking gatherings and social experiences. The hospitality-focused model has become a growing differentiator in Manhattan's luxury rental market.

Prime Midtown Location

18W55 is located at 18 West 55th Street, placing residents steps from Fifth Avenue and some of New York City's most recognizable destinations. The property sits on the same block as The Peninsula New York and The St. Regis New York, with Central Park, Rockefeller Center, the Museum of Modern Art, and Grand Central Terminal all within walking distance. Its location continues to attract residents seeking luxury living with immediate access to Midtown's business, retail, and cultural core.

What This Means for Manhattan

The rapid lease-up underscores the resilience of Manhattan's luxury rental market despite broader economic uncertainty.

With limited new boutique rental inventory delivered in Midtown over the past two decades, projects that combine premium design, hospitality-style services, and prime locations continue commanding strong demand. For Skyline Developers, the success of 18W55 reinforces the firm's strategy of delivering condominium-caliber rental communities in New York City's most prestigious neighborhoods.
