Construction is officially moving upward at 65 Franklin Street, where Sky Equity Group has completed foundation work and begun vertical construction on its newest luxury condominium development in Tribeca, Manhattan. Located at the corner of Franklin Street and Broadway, the 24-story tower will feature 106 residences ranging from one- to five-bedroom homes. The project broke ground in April and represents another major addition to Tribeca's luxury residential market. Designed by COOKFOX Architects, the building will feature a hand-laid brick façade with landscaped loggias that complement the neighborhood's historic architecture. The interiors will incorporate natural materials and warm finishes intended to reflect Tribeca's character while offering contemporary luxury.

What Residents Can Expect

Future homeowners will have access to a collection of high-end amenities, including a swimming pool, private porte-cochère entrance, and available on-site parking. The development will also activate the surrounding streetscape with prominent retail space along Broadway, highlighted by 22-foot ceilings at the ground floor. Additional retail frontage will extend along Franklin Street and the building's second level, creating a stronger connection between the project and the neighborhood. Situated in the heart of Tribeca, residents will be within walking distance of acclaimed restaurants, luxury boutiques, art galleries, parks, and the Hudson River waterfront.

What the Development Means for Sky Equity Group

The project represents another milestone in Sky Equity Group's continued expansion into Manhattan's luxury condominium market. Last year, the developer secured a $320 million construction loan from G4 Capital Partners to finance the project. Sky Equity Group also assembled the development site by acquiring the neighboring property at 59 Franklin Street and additional air rights from 361 Broadway, allowing for the larger mixed-use development. Following a restructuring and recapitalization with HAP Investments in 2025, Sky Equity Group became the sole developer of the project.
